Brief

Type of Accommodation

Good quality A or B grade office accommodation that is DDA compliant.

Lettable Area

Subject to final space planning, an area of circa 600 to 700 sqm is required.

Location

Adelaide CBD and/or suburbs in the area bounded by the annexed map. Preference for close proximity to transportation routes.

Lease Commencement Date

A lease commencement date of 1 May 2027.

Access Date

Access for Fit-out Access will be required no less than 4 months prior to lease commencement with ability to trade from the premises upon the completion of the fitout.

Lease Term

An initial lease term of 5 years will be considered with option/s to renew.

Premises Condition

Good quality fitted space. The ideal fitout would comprise 1 training room, boardroom, 2 meeting rooms, 13 offices and 27 workstations, quiet rooms with a kitchen/breakout area.

Parking

Onsite parking is required within the building or nearby for a minimum of 30 cars.

End of Trip of Facilities

On site end of trip facilities and third party spaces will be well regarded.

Signage / Naming Rights

Directory signage is required.

NABERs Rating

The preference is for not less than a 4.0 star NABERS Energy rating building.

Agent Appointments

LPC will not be involved in the resolution of any dispute that may arise between agents, agency firms or consultants in respect of introductions.
