Type of Accommodation

Preference is for an integrated Head Office / warehouse requirement. A small area as a showroom space would be well regarded.

Lettable Area

A lettable area of approximately 5,000 to 8000sqm subject to the site and final space planning. An estimated split of 2,000sqm of warehouse space and the remainder office.

Location

Our client would consider a range of Sydney suburban areas encompassing: Macquarie Park, Rhodes / Homebush / Sydney Olympic Park, Silverwater and Alexandria / St Peters Preference for close proximity to public transport.

Lease Commencement Date

Mid 2029 commencement targeted; an earlier commencement would be considered where a double rent position can be avoided.

Access Date

Early access for fitout will be required prior to the Lease Commencement Date.

Lease Term

10 years with option/s.

Premises Condition

Minimum 6m height clearance, Truck-height roller doors, 3 phase power supply to support EV charging infrastructure and Fully sprinklered facility

Parking

Parking required – preference to accommodate for 100 to 160 cars.

Surrounding Amenities

Large vehicle transporters must be able to enter the site, turn safely and load/unload efficiently. Access to major motorways etc is preferred.

NABERs Rating

Green Star and/or NABERs rated facilities will be considered favourably.

Agent Appointments

LPC will not be involved in the resolution of any dispute that may arise between agents, agency firms or consultants in respect of introductions.
